Summary
- Adds that a municipality shall establish standard preapproved housing design plans or a preapproved housing design plan program. These plans shall include at least three different elevation options for each class of design plan.
- The preapproved housing design plan classes are:
- Class 1: Beginning July 1, 2026, for Single Family Residential zoned areas, the municipality shall create at least three standard preapproved housing design plans, ranging in size from 800 square feet to 2000 square feet per single family home.
- Class 2: Beginning January 1, 2027, for Single Family Residential zoned areas that allow duplexes, the municipality shall create at least three standard preapproved housing design plans for duplex homes, ranging in size 400 square feet to 1000 square feet per duplex unit.
- Class 3: Beginning January 1, 2027, for Single Family Residential zoned areas that allow triplexes, the municipality shall create at least three standard preapproved housing design plans, ranging in size from 400 square feet to 1000 square feet per triplex unit.
- Class 4: Beginning July 1, 2026, for Single Family Residential zoned areas that allow Accessory Dwelling Units, the municipality shall create at least three standard preapproved housing design plans for ADUs and can be 200, 600, or 1000 square feet.
- Municipalities must accept plan submissions from any party and post approved designs, along with applicant contact information, on their official website. Review of these applications must be administrative and non-discretionary. While municipalities can charge standard fees, they are not liable for plan accuracy.
- They may require used to compensate the municipality and its employees as a condition of using these preapproved designs.
