Summary
- Creates a fast-track residential permit option when a licensed private provider engineer/architect seals the affidavit.
- Requires local building officials to either issue the permit or provide written notice listing plan deficiencies and code violations within 10 business days. Failure to provide notice within 10 days, permit is automatically approved by law and must be issued the next business day.
- Requires local governments to provide written notice to the applicant of missing items within 5 business days of receiving the application. If they fail to do so, the application is automatically deemed “complete.”
- Requires local governments to decide on “completed” building permit applications within strict, category specific timelines. 10% fee reduction per business day if the local government misses these deadlines.
- 30 business days for residential or single-family < 7,500 sq.ft.
- 60 business days for residential or single-family ≥ 7,500 sq.ft.
- 60 business days for multifamily ≤ 50 units, certain plats/site plans
- 12 business days for a site-specific master building permit
- 10 business days for a Community Development Block Grant-Disaster Recovery single-family.
- Requires the Florida Building Commission to modify the Florida Building Code to remove sealed-drawing requirements for certain window, door, and garage-door replacement work.
- Deems certain unvented attic compliant with Florida Building Code, 8th Edition (2023), Energy Conservation.
