Summary

  • Prohibits municipalities from restricting the use of at least one ADU by-right on a single-family lot. The law outlines a specific definition of an ADU, and also specifically prohibits a number of municipal ADU regulations including parking, occupancy, design, and bulk requirements, as well as a number of fees. The law does not prohibit municipalities from regulating short term rentals or requiring water and sewer approvals. The law also renders any regulation in violation of this law to be invalid as of January 1, 2026.
