Summary
- Provides that adaptive reuse of any commercial building into a residential or mixed use (with at least 50% of floor area residential) development shall be a permitted use and allowed by provisions of a zoning ordinance, except where prohibited by environmental land use restrictions recorded on the property. Adaptive reuse developments shall be exempt from off-street parking requirements of over one space per dwelling unit.
- Requires zoning ordinances to allow for high density development and not limit density to less than 15 dwelling units per acre for certain projects with at least 20% low- and moderate-income housing. For all adaptive reuse projects, the residential density permitted shall be the maximum allowed that otherwise meets all standards of minimum housing and has access to either public sewer and water service or adequate private water.
