Summary
- Revises the requirements for a housing development that includes 100% of units for lower income households to instead require that the development include 100% of all units in the development, including both total units and density bonus units for lower income households.
- Exclusive of manager’s units + up to 20% of units for moderate-income households.
- Expands the number of incentives or concessions and the maximum density bonus that applicants may receive for a given percentage of total units for very-low-income, low-income, or moderate income.
- Decreases maximum ratio of vehicular parking for developments with 2 to 3 bedrooms.
- Authorizes a developer to request that a jurisdiction not impose vehicular parking standards if the development meets specified affordability requirements and either:
- Provides unobstructed access to a major transit stop or
- Is for a -rent housing development for individuals who are 62 years of age or older that will have either paratransit service or unobstructed access to a fixed bus route, as specified.
