In 2024, Highbridge/Concourse was the city’s 33rd largest neighborhood by population out of 59 neighborhoods. It has the 7th largest proportion of nonwhite population, the 49th highest median income, and the 46th most expensive rents of the city’s 59 neighborhoods. From 2010 to 2025, the neighborhood added 6,516 new housing units, 1,549 units of which were market rate and 4,963 units of which were income restricted.

The homeownership rate in the neighborhood has decreased by 0.9 percentage points since 2010. Between 2010 and 2025, 6,516 units in 4+ unit buildings were built in Highbridge/Concourse. 24% were market rate, compared to 56% that were income-targeted.
